Marketing Strategy at the Austin Boardwalk Opening Ceremony Hampered

Mayor Lee Leffingwell This mornings ceremonies of the Austin Boardwalk was held under the blistering heat but that certainly didn’t persuade the thousands of Hike & Bike users, supporter and many other Austinites from attending this special occasion. As a frequent walker and runner of the trail I was glad to see it finally open after what seemed like years to build. But I didn’t attend the ceremony for the sheer pleasure either. Needless to say I had ulterior motives.  In my infamous wisdom I attempted to capitalize on this unique opportunity to market my Austin real estate business to the thousand or so attendees by wearing my Keller Williams Realty walking billboard sign.  Unfortunately my efforts we short lived when I was approached before the opening ceremonies by a very nice and polite park ranger who informed me that I was free to stay by my David Board Properties Billboard had to GO.  I politely asked if there was a city ordinance that prohibited by billboard and at first the park ranger seemed a little puzzled but said she was told by an official that since it was a city sponsored event and unregistered advertising was not allowed Council Member Chris Riley    Although a little disappointed I thanked the ranger and placed my walking billboard in my car, changed into some shorts and a tank top, grabbed my awesome real estate 35mm Cannon camera and started talking pictures and video of the entire event. I even got a few pictures of the mayor and a few city council members.  There were other local vendors at the event but they were giving away free tee shirts, coffee, water and what I thought was the crowds favorite, ice cream on a stick.Billboard Picture  Even tho my primary intention was to promote the David Board Properties and the Austin side of my real estate business, I had a great time and I think most of the pictures reflect that Austinities did too.

The opening event took place at the Lakeshore Trailhead at the eastern end of the Boardwalk, located at 1928 South Lakeshore Boulevard (78741). Guest speakers included the Honorable Mayor Lee Leffingwell, Mayor Pro Tem; Sheryl Cole, City Council Member’s Chris Riley and Mike Martinez along with many other city officials and local dignitaries.   There was a ribbon cutting ceremony,  live music by the SoundWaves, a festive march across the Boardwalk led by the Eastside Panther Drumline, and an aerial dance performance under I-35 by Blue Lapis Light  presented by The Trail Foundation and underwritten by Silicon Labs.    The Boardwalk will close a 1.3-mile gap along the southeast portion of the 10-mile Butler Trail. The Trail came to life during the 1970s thanks to a unique public-private civic effort led by the Citizen’s Committee for a More Beautiful Town Lake and its Honorary Chairwoman, Lady Bird Johnson. Today, the Butler Trail remains a key part of Austin’s quality of life, with 3,000 to 15,000 people using it every day of the year.

As the days grow longer and the thermometer rises, everyone wants to start spending more time outdoors—to make full use of our yards and patios. But what if your Bastrop or Austin home is going to be on the market this summer? Does it mean you have to stop enjoying yourself, stop entertaining guests, just because you want to keep the place in showable condition?

 

The answer is, of course, of course not. Using the outdoor spaces of your home means striking a balance between living your life and ensuring everything is in top condition when buyers come calling. It’s actually a staging opportunity, because most of your prospective buyers will be favorably impressed if your outdoor staging areas make it easy to picture themselves enjoying our beautiful {Your Region} summer weather.

 

Staging your home’s landscaping thus takes added importance during summertime, beginning with overall curb appeal. Any time of year, potential buyers are often swayed by that first impression: as they approach the house, the impact will be one they’d like their own future visitors to have. Staging an inviting front yard appearance does wonders for your selling prospects.

 

Make sure your lawn is trimmed and the yard edged. During springtime and fall, a 2”-3” grass length is recommended, but as the hotter summer months approach, longer grass will help shade the soil and keep roots comfy. Minimize brown spots and thin patches by giving the blades an extra half inch.

 

Staging walkways and driveways means keeping cemented areas free of volunteer growing things. Having weeds, clover, or anything sprouting between stones or pavement is not only unsightly, it brings to mind the work required for upkeep (a turnoff to prospects). Although chemical herbicides are popular, an eco-conscious (and penny-conscious) alternative is plain old kitchen vinegar.

 

The most important staging advice for the outside of the house is that it give the impression that a fresh coat of paint won’t be needed for quite a while. Cleaning it can be enough, or if not, new paint may be needed. You can opt for professional painting, but if your home is sided, or if you’ve recently (within the past five years) had your home painted, pay attention to details like windows and other smaller touchups you can easily do yourself.

 

If staging the back (and possibly front) yards is likely to be a really important part of marketing your Bastrop or Austin home, give some attention to outdoor furniture. It’s expensive stuff, so if it’s going to really be a key selling point for the property, it might be worth the effort to really make the space shine. If you don’t have any outdoor furniture (and don’t plan to need any in your new house), consider hiring a stager just to handle the exterior spaces.  Less expensive than a full home staging, exterior staging can make a huge difference in the overall appeal of your Bastrop or Austin home during the outdoor months.

 

Once you’ve revitalized of your home’s outdoor areas, keeping it in top showing condition need consist of little more than the regular weekly yard work and cleanup, a relaxing prospect for enjoying your property throughout the good weather months. KEYE TV Interview-What should Home Owners Disclose?

As a real estate professional specializing in residential sales in the Austin and Bastrop communities I had the pleasure of doing an interview with KEYE News Reporter Alex Boyer about when should a home owner who’s selling a home disclose a death to potential buyers. Texas Property code requires that sellers of a home disclose a death that occurred on property other than a death caused by: natural causes, suicide, or accident unrelated to the Property’s condition. Section 5.008 of the Texas Property code is available here. So basically what the code is saying  is that if a murder or a death caused by the property condition occurs on the property, the home owner is bound by law to disclose that information to any potential buyer. Surprising the are some exceptions to this law that applies to foreclosures, bank owned homes, homes that are under the control of a trustee or rental properties. These individuals do not have to disclose murders that occurred on the property in fact they are exempt for disclosing anything.

Let me ask you this. Would you purchase a home knowing a murder occurred on the property?

I actually represented some awesome client’s several months ago that were looking to purchase a nice two story home in the Del Valle area and the property owner as required by law disclosed that a murder/suicide occurred in the home.  My client’s didn’t want to know the details of the murder but decided to move forward with the purchase anyways.   Unfortunately the home was appraised way below the market value and the seller refused to negotiate with my client’s on the sale price and the deal fell through. But the good new I found them another home in Del Valle, TX and they are some happy clients.
